A Remarkable New Community in the Heart of the Coachella Valley

Section 31, is a large undeveloped property in the heart of the Coachella Valley within the City of Rancho Mirage, California. Section 31 is comprised of approximately 618 acres and is an infill property surrounded on the north, west, and south by developed land within the City of Rancho Mirage and on the east side by properties within the Cities of Rancho Mirage and Palm Desert. Property owner, EC Rancho Mirage Holdings, Limited Partnership has partnered with master developer DMB Development LLC to entitle and develop Section 31. On March 4, 2019, a Specific Plan for the project was filed with the City of Rancho Mirage, representing the commencement of the entitlement process. The City approved the Specific Play in December 2019.

This next generation community, located south of Gerald Ford Drive and east of Bob Hope Drive, will be a world-class destination that includes a series of elegant desert neighborhoods and artfully-designed park spaces, together with a vibrant Town Center featuring shopping, dining, entertainment, galleries and high-end resort hotels. The entire community will be organized around a 34 acre swimmable clear water Crystal Lagoon®️, known as the Grand Oasis, surrounded by picturesque desert landscapes and sandy beach shorelines.

The Grand Oasis will feature numerous opportunities for aquatic recreation, including rowing, sailing, stand-up paddle boarding, and a professionally-managed public beach park as the focal point of the Town Center.
